One of the most defining chapters of his journey is the strategic development of Yelahanka in North Bengaluru. Positioned between the city center and Kempegowda International Airport, Yelahanka represented a high-potential micro-market that many overlooked. Mahesh, however, recognized it as a future premium hospitality hub—one capable of serving leisure travelers, corporate guests, and transit visitors simultaneously.

This vision led to a decision that challenged conventional hospitality wisdom: the launch of two international hotels within just 500 meters of each other. Where traditional analysts anticipated market cannibalization, Mahesh saw opportunity. His belief was simple yet radical—by offering differentiated experiences within close proximity, the market could be expanded rather than divided.

The first pillar of this strategy was the launch of Ramada by Wyndham Bengaluru Yelahanka in May 2019. Spread across six acres of lush greenery, the 71-room luxury resort was conceived as an urban escape. Designed to balance tranquility with functionality, the property features expansive lawns capable of hosting up to 800 guests, a mini football ground, basketball court, and a 24-hour café lounge. It quickly established itself as a preferred destination for high-end weddings, corporate retreats, and premium staycations, setting a new benchmark for resort-style hospitality in North Bengaluru.

Complementing this leisure-led offering was the launch of Park Inn & Suites by Radisson Bengaluru Yelahanka in early 2025. This marked the debut of the Park Inn & Suites brand in Bengaluru and represented a strategic entry into the midscale business segment. Developed in collaboration with Radisson Hotel Group and Treebo Hospitality Ventures, the 59-room hotel caters to modern professionals seeking comfort, efficiency, and connectivity. Fully operational as of 2026, the property offers a fitness center, wellness spa, and flexible meeting spaces designed for the evolving “work-from-anywhere” traveler.

Together, these two properties did not compete—they coexisted. The Ramada addressed leisure, events, and experiential stays, while Park Inn & Suites served business travelers and short-term corporate demand. By placing them side by side, Mahesh created a self-reinforcing hospitality ecosystem that strengthened Yelahanka’s positioning as a destination in itself.

As TSL Group looks toward the future, expansion remains firmly rooted in strategy rather than speed. With an ambitious goal of adding over 1,000 hotel rooms by 2030, the group is focusing on high-growth corridors such as Whitefield and the Yelahanka–Airport Road belt. Planned developments include a 150+ key urban resort in Whitefield and a 90+ key business hotel off Airport Road in Yelahanka, reinforcing the group’s dominance in Bengaluru’s most promising micro-markets.

Beyond Karnataka, Mahesh is steering TSL Group toward a high-impact expansion in Uttar Pradesh, leveraging the state government’s aggressive Public-Private Partnership (PPP) framework. With Uttar Pradesh recording a historic 65 crore tourists in 2025, the Noida–Lucknow–Ayodhya corridor presents a compelling growth opportunity.

Noida International Airport serves as the anchor of this strategy. Expected to handle over one crore passengers annually by 2026, the surrounding Aerocity is being developed as a global business and transit hub. TSL Group is exploring the Noida Authority’s land-lease model for four- and five-star hotels, targeting corporate travelers, MICE tourism, and international airline crew accommodation. Here again, Mahesh’s architectural expertise plays a central role, guiding the design of high-density, tech-enabled transit hotels tailored to the pace of international aviation hubs.

Ayodhya represents another dimension of this expansion. Emerging as India’s premier spiritual destination, the city is witnessing unprecedented demand for premium hospitality. Through PPP initiatives led by the Uttar Pradesh State Tourism Development Corporation, TSL aims to develop greenfield resorts that blend luxury with cultural immersion, creating spiritually rooted yet globally appealing retreat experiences.

Mahesh’s entrepreneurial vision extends beyond hospitality. In 2021, he co-founded Calistta Jewellery, entering a highly competitive retail sector with the same strategic rigor that defines his hospitality ventures. Identifying a gap for high-quality, accessible designs tailored to millennials, Calistta successfully blended tradition with contemporary aesthetics, achieving a consistent 15% year-on-year growth.
