Mr. Sidharth Chowdhry is the Managing Director at Dalcore, bringing with him over five decades of experience in project management, construction, and real estate development across India and international markets. Over the course of his career, he has worked with leading organisations including DLF, the Ministry of Planning, Iraq, and major developers and institutions across the Middle East, including Saudi Arabia, Kuwait, and Jordan. With a strong foundation in structural engineering and global exposure, he is widely regarded for his depth of technical expertise and leadership in managing complex, large-scale developments.

Q1. Dalcore is launching its very first project. What core gap in the market are you aiming to address, and how does this development set the tone for the brand’s future portfolio?

While Gurugram has no shortage of luxury developments, many still follow predictable templates: large apartments, premium finishes, but limited individuality or global design distinction. The Falcon is our response to that gap. By bringing together Philippe Starck, YOO, and UHA London on a single iconic tower, we are creating residences that feel like limited-edition works of art rather than mass-premium products.

This debut project is intentionally bold. It establishes Dalcore as a design-first brand that prioritizes global collaboration, originality, and emotional connection. Every future Dalcore development will follow this philosophy uncompromisingly, internationally benchmarked, and unapologetically distinctive.

Q2. Branded residences are gaining strong traction in India. What inspired Dalcore to enter this segment at the outset, and how do you plan to differentiate your offering from existing players?

Indian ultra-high-net-worth buyers have evolved significantly. Today, they seek provenance, lifestyle certainty, and homes that can stand shoulder-to-shoulder with the world’s best, not just within India. That shift inspired us to enter the branded residences space from day one, rather than treating it as an eventual ambition.  Partnering with YOO and Philippe Starck gives Dalcore an unmatched head start. Our differentiation lies in Starck’s provocative yet human-centric creativity, YOO’s globally proven, community-led planning, UHA London’s architectural precision, and an irreplaceable location on Golf Course Road, still the gold standard in Gurugram. Together, these elements make The Falcon North India’s first truly international design statement in residential living.

In 2025, this segment has seen strong momentum, driven by end-users seeking globally inspired design, curated living, and long-term asset value. Supportive factors such as RBI rate cuts have eased borrowing costs, but the real strength lies in genuine demand for exclusivity, meticulous design, and lifestyle-led amenities. Dalcore’s long-term vision is to become India’s most respected and design-forward luxury real estate brand, one that consistently collaborates with the world’s leading creative minds. The Falcon, limited to just 96 ultra-exclusive residences on Golf Course Road, exemplifies this approach with rare inventory, two distinct design languages, Minimal and Classic, and a globally influenced lifestyle offering.
