Q. How do you look at the current state of Punjab's real estate market? Is the market still dominated by regional players?

Punjab’s real estate market is booming, driven by rapid urbanization and an increasing demand for high-quality living spaces. Local players are at the forefront, using their in-depth knowledge of the area and quick problem-solving skills to build trust and maintain their edge. Their knack for addressing community needs swiftly really sets them apart. Simultaneously, the market is attracting new investors and developers, which is also fostering innovation and growth. The presence of resident experts and new investors is reshaping the real estate industry in Punjab, encouraging lively, sustainable communities that embrace contemporary living while respecting the history and unique character of the region.

Q. What are the major growth drivers? Is the market driven by end-users or investors?

The major growth driver for Punjab’s real estate is the end-user demand, with developers focusing on consumer-oriented designs to adapt to changing lifestyle requirements. Property buyers are searching for sustainable and amenity-rich homes that promote community and connectivity. Investors are also a very important part of this whole project cycle, as they provide the funds necessary to start and complete the projects on time with the requisite quality. This is where the real estate market is strong in Punjab. End-users' preferences drive the demand for new housing stock, and the end-users are complemented by the fact that the investors help the developers pursue important projects, generating a strong feedback loop in the market, fostering both higher quality homes and economic growth.

Q. What, according to you, are the marked trends in Punjab real estate and which are the emerging asset classes?

The regions in Punjab which are experiencing strong growth, include the Tricity area of Mohali, Panchkula, and Chandigarh, supported by strong connectivity and urban development. Meanwhile, Kasauli is becoming a key destination for luxury homes and branded residences for investors looking for a quiet and premium getaway. Investors can expect strong capital appreciation from ongoing development and demand, as well as strong rental yields in residential and commercial sectors.
