What is the philosophy behind your product offerings that are tailored to attract the new-age millennial and first-time homebuyer market?
Smartworld relates to the millennial population, which includes first-time homeowners and has a substantial share of the market. Due to the increasing buying power of people and the globalising impacts of technology, this generation's investing decisions are more educated and discriminating. They now see home ownership as both a necessity and a requisite luxury. This is shown by the fact that more than fifty percent of all home loans authorised annually are for millennial purchasers. Millennial homebuyers want properties that accommodate their lifestyle requirements, such as space earmarked for work-from-home purposes, outdoor amenities, and communal living. At Smartworld Developers, we have accounted for this in our product offerings by ensuring that each configuration includes additional office space, a customizable My Space in the basement that can be a home gym, office, or play area for children, as well as access to a dedicated space on the terrace. In addition, we are developing our present and future projects to maximise space use, precisely to meet the needs of our millennial clientele.
What inspired you to enter the traditionally male bastion of real estate, and how have you navigated any challenges you may have faced?
As the co-founder of Smartworld Developers, I am very proud of the real estate industry's capacity for innovation and customer-centric solutions. I have never felt challenged by the fact that this sector has been dominated by male counterparts. I have followed my interests. Being married into a family of real estate professionals inspired me to create something real, something that had the pulse of today’s millennials. In fact, exceed their expectation. This catalyzed my getting into real estate actively. My husband and the family have been instrumental in knowing what is right and also have been my back when I have an out-of-the-box idea. Moreover, the proactive attitude that this profession demands has been the driving force behind my interest in working in this field. In retrospect, I realize how much my real estate career has helped me learn the nuances of the trade, hone my skills, and become a stronger and better individual.
As one of the few women in this field, the lack of representation at the leadership level has been one of the most challenging obstacles I have encountered. However, I have always been optimistic in terms of my abilities and possibilities. My exposure and experience with international markets have helped me leverage my learnings effectively to maximise the adoption of global trends and best practices to foster innovation and ensure that our consumers have access to goods and services of the highest quality. I am happy to have established a firm famous for its innovative and customer-centric solutions, and I am committed to constantly pushing the limits of what is possible in the real estate sector. It is a privilege to be a part of this industry, and I will continue to pave the road for future women to follow.
How do you see the real estate market in India evolving in the future, and what steps is Smartworld Developers taking to stay innovative and ahead?
Real estate investors have looked towards Gurugram as their preferred destination because of its modern infrastructure and high standard of living. At Smartworld, the aim is to formulate a corpus of knowledge-based formulas for ergonomic, modern, space-efficient habitats for emerging millennials. Offering maximized useable spaces, we at Smartworld intend to venture into all real estate segments – living, working, and leisure spaces. Smartworld will evolve into a source and resource for smarter living. Built on the roots of not only meeting customer expectations but also envisaging the future needs of consumers, Smartworld strives to create developments that exceed buyer expectations through research, consumer insights, and the use of technology to gather customer insights and needs. In addition, the company invests in green infrastructure and uses renewable energy sources to reduce its environmental impact. This includes the use of eco-friendly construction materials, energy-efficient lighting, and smart homes. By being ahead of the curve, Smartworld Developers wants to generate long-term value for customers, workers, and investors.
What advantages does the location of your new project, Smartworld One DXP, outside of the Gurgaon market offer, and how does it differentiate from other developments undertaken by Smartworld Developers?
Smartworld One DXP is our debut in a premium hi-rise. The project is located at SmartCity, Delhi airport and is the first address of Dwarka Expressway,
Dwarka Express is the new hot spot micro market and our project enjoys the luxury of the millennium city of Gurgaon and yet has the heart of Delhiites since it is Zero km from Delhi. This new location provides a fresh perspective on the Gurgaon market, a possibility to attract additional investors seeking to diversify their assets. Due to its strategic position, accessibility, and facilities, the Dwarka Expressway is becoming a desirable real estate destination in the NCR. Our project while primarily residential also includes a combination of retail and commercial asset classes that are anticipated to appreciate at a rapid pace and eventually stimulate the real estate market. The reaction to the developments has been exceptional, as homebuyers have begun to see the area's potential. Within a month of launch, all 2.5 BHK apartments at Smartworld One DXP were sold out.
