"Higher borrowing costs and a more conservative debt market have permanently altered investment dynamics," he says, adding that the speculative era is giving way to an income-driven paradigm where net operating income (NOI) rather than exit multiples increasingly defines success.
Instead of relying on rapidly rising land prices, investors are now seeking assets capable of generating dependable cash flows over long holding periods. Institutional investors are underwriting investments based on operational performance, tenant quality and lease structures rather than expectations of sharp capital appreciation.
The growing popularity of REITs has reinforced this approach by demonstrating the attractiveness of professionally managed, income-generating assets that offer regular distributions alongside long-term value creation.
From Selling Projects to Creating Assets
The changing investment landscape is forcing developers to rethink their own business models. Shekhar Patel, MD, Ganesh Housing Limited, believes that the industry is transitioning from a transactional approach to an ownership mindset. Rather than focusing only on launching and selling projects, developers must now create destinations capable of sustaining demand for decades through thoughtful planning, superior infrastructure, sustainable design, strong tenant ecosystems and professional asset management. "The next phase of growth will belong to developments that create enduring economic value for businesses, investors and communities," says Patel.
The emphasis is increasingly shifting towards creating assets that remain relevant throughout multiple market cycles instead of projects designed primarily for quick sales. This evolution is visible across commercial offices, retail centres, logistics parks, data centres and even premium residential developments where recurring income is becoming as important as appreciation.

Rental Income is No Longer Secondary
The growing emphasis on rental income reflects a clear shift in investor priorities. Mahesh Agarwal, MD, Purti Realty, says that while prime residential markets continue to witness capital appreciation, investors are increasingly evaluating properties on rental yields, occupancy levels and asset quality. Institutional investors, too, prefer Grade A leased assets with predictable cash flows over speculative land investments, prompting developers to create professionally managed projects that attract long-term tenants. The trend is equally evident in housing. Ram Raheja, MD, S Raheja, notes that buyers are now asking not just what a home will sell for, but what it can consistently deliver throughout ownership. In premium Mumbai micro-markets such as Bandra, Khar and Santacruz, strong rental demand complements capital appreciation, making rental resilience and long-term value preservation central to investment decisions.
Residential Investors are Thinking Differently
While rental yields in Indian residential real estate have traditionally lagged capital appreciation, investor priorities are evolving. Bharat Kumar Kandukuri, Director, Sumadhura Group, says buyers now assess employment hubs, connectivity, sustainability, security, lifestyle amenities and design, as these factors strengthen tenant demand and rental performance. This is driving demand for premium and luxury housing while encouraging developers to focus on differentiated, strategically located projects. Himanshu Garg, Director, RG Group, believes that residential real estate is moving beyond speculative gains towards sustainable wealth creation, with homebuyers increasingly seeking quality of life, strong community living and long-term value. He further says that developers must respond by creating institutional-grade residential and mixed-use developments backed by superior amenities, dependable asset management and future-ready infrastructure. Rishabh Periwal, Senior Vice President, Pioneer Urban Land and Infrastructure Ltd, adds that investors now value occupancy, rental demand and tenant quality alongside resale potential, with long-term valuations increasingly linked to predictable cash flows rather than speculative appreciation.

The shift towards income-driven investing also places greater importance on operational performance. Sudeep Bhatt, Director – Strategy, Whiteland Corporation, is of the view that real estate is entering a phase where hospitality-led experiences, professional management, superior design and operational excellence will become defining differentiators. Developers, he argues, must move beyond merely delivering projects and instead create enduring income-generating assets capable of maintaining strong occupancies over long periods.
Likewise, Sachin Bhandari, Executive Director & CEO, VTP Realty, says, “Wealth preservation has become as important as wealth creation. Rather than relying on aggressive sales schemes, developers should concentrate on creating future-ready assets located in infrastructure-rich corridors with strong employment drivers. Sustainable rental income, coupled with long-term appreciation, will ultimately determine an asset's true value.”
Emerging Asset Classes Lead the Transition
The shift towards cash flow-driven investing is unlocking emerging asset classes such as student housing, co-living and purpose-built rental housing. Parth Soni, Co-founder & COO, Union Living, says that professionally managed co-living assets deliver significantly higher returns than conventional rentals while improving land utilisation through efficient operations. Darshan Govindaraju, Executive Director, Vaishnavi Group, emphasizes that both retail and institutional investors are increasingly backing second homes and rental housing to secure stable income alongside capital appreciation. He believes that this reflects the growing maturity of Indian real estate, which is evolving from a consumption-led market into a dependable income-generating asset class.

Commercial Real Estate Sets the Benchmark
If residential real estate is gradually embracing the importance of recurring income, commercial real estate has already made that transition. Grade A office buildings, shopping malls, logistics parks and warehousing assets are increasingly being valued on the quality and predictability of their income streams rather than land appreciation alone. Stable tenants, long lease tenures, occupancy rates and professional asset management have become the key drivers of valuation.
Suresh Garg, CMD, Nirala, believes that the commercial segment has already demonstrated that institutional investors reward assets capable of delivering consistent rental income. “Buildings with strong tenant covenants and long-term leases are commanding superior valuations because they offer income certainty,” he stresses.
Sudarshan Lodha, CEO & Co-founder, Strata, says investors are no longer satisfied with headline rental yields. They are examining tenant concentration, lease expiry schedules, vacancy risks, maintenance costs and future leasing potential before committing capital. "The quality of income has become more important than the quantity," he emphasizes. That represents a significant departure from an era when future appreciation alone often justified investment decisions.
Mixed-Use Developments Gain Momentum
The evolution is also encouraging developers to create integrated projects that remain active throughout the day and continue generating multiple revenue streams. Pawan Sharma, MD, TRG Group, thinks that mixed-use developments, retail destinations and hospitality-led projects are becoming increasingly attractive because they combine long-term occupancy with diversified income generation. Rather than simply replacing old buildings with new ones, redevelopment is now focused on creating institutional-grade assets that remain relevant for decades.

Design is Becoming a Financial Decision
The shift towards income-led investing is changing not only financing models but also the way projects are conceived. Varun Garg, Director, Karyan Group, believes developers must now think differently from the very first architectural drawing. A project intended merely for sale is fundamentally different from one expected to retain residents or tenants for ten years or more. Everything from the quality of common spaces and amenities to maintenance planning and community design directly influences occupancy and rental performance.
Likewise, Raahil Reddy, Director, Fortune Primero, says factors once considered value additions — community living, sustainability, wellness, quality construction and social infrastructure — are now becoming essential because they directly affect an asset's long-term competitiveness. Projects capable of continuously attracting residents and tenants will naturally command stronger valuations over time.
Operations Matter More Than Ever
Developers increasingly recognise that handing over possession is no longer the end of the business cycle. Suvrat Jain, Co-founder & CEO, Onward Workspaces, says, “The next decade will reward operations rather than ownership, as enterprises increasingly prefer managed workspaces and institutional investors favour structured leases with recurring income. This is prompting developers to partner with operators, enhance occupier experience and prioritise professional asset management.” Echoing this shift, Himanshu Luthra, MD, Divine Vision Infratech, puts in, “Investors are becoming more patient, evaluating assets on tenant retention, long-term value preservation and resilience across market cycles rather than short-term price appreciation.”

Hyderabad, Bengaluru and Mumbai Reflect the Trend
The shift towards income-led investing is becoming increasingly evident across India's major property markets. Yerram Vijay Kumar, CMD, Vasavi Group, says Hyderabad is witnessing strong demand for integrated ‘walk-to-wor’ developments that combine residential, retail, healthcare and education, driving both occupancy and rental demand. Karteesh Reddy Madgula, CEO, GHR Infra, attributes this to the city's expanding technology sector and growing GCC ecosystem, which are boosting demand for Grade A assets.
In Mumbai, Rohan Khatau, Director, CCI Projects, believes that premium developments in land-scarce locations are best placed to deliver dependable income and preserve capital. Meanwhile, Arjun Malhotra, Vice President – Business Growth & Strategy, The Chapter, notes that buyers in Goa are increasingly viewing homes as long-term lifestyle and investment assets rather than merely holiday properties.

Investors are becoming more discerning, evaluating assets on governance, execution capability, financial discipline and long-term operational performance rather than speculative gains. Navin Dhanuka, Director, ArisUnitern RE Solutions, says these factors are increasingly shaping investment decisions. Nikhil Madan, Director, Mahima Group, notes buyers now prioritise sustained demand over future price growth, prompting developers to emphasise quality and infrastructure. Anil Godara, Founder & MD, J Estates, adds that rental yields and operational performance are now as important as capital appreciation in driving sustainable returns.
