As it marks its 20th year, Kerala’s No. 1 developer is preparing to launch 28 projects across the state, enter new markets and strengthen its premium, sustainable and technology-enabled development portfolio.
For Asset Homes, completing two decades is not merely a milestone—it marks the beginning of a more ambitious phase of growth.
The Kerala-based real estate developer has announced a development pipeline valued at ₹5,100 crore for FY 2026–27, combining expansion across its home state with planned entries into Coimbatore and Dubai. The roadmap also signals a broader strategic shift towards premium development, sustainability, technology and partnership-led growth.
Building Scale Across Kerala
At the heart of the FY27 roadmap are 28 proposed residential projects comprising 3,821 units and approximately 55 lakh sq. ft. of development. The projects will extend Asset Homes’ presence across Kerala, covering Thiruvananthapuram, Kollam, Pathanamthitta, Kottayam, Alappuzha, Kochi, Thrissur, Palakkad, Kozhikode and Kannur.
With the foundation stones for its 125th and 126th projects already laid, the company expects its cumulative project count to cross 150 during the financial year.
Delivery remains an equally important part of the plan. Asset Homes had scheduled the completion and handover of eight projects during FY27, together accounting for around 600 residential units and 10 lakh sq. ft. of built-up space. Four of these projects have already been completed and handed over, with four more scheduled during the remainder of the year.
One of the most prominent additions to the company’s portfolio will be a proposed 60-floor residential tower at Kozhikode Beach. Planned as Kerala’s tallest residential building, the project is expected to become a significant new landmark in the state’s evolving vertical-living landscape.
According to Founder and Managing Director V. Sunil Kumar, the company’s next phase will focus on moving beyond conventional real estate development and creating long-term value through thoughtful design, sustainability, customer-centricity and disciplined execution.

Taking the Kerala Growth Story Beyond the State
Geographic diversification is a major component of Asset Homes’ next phase. In addition to its planned entry into Coimbatore, the company is preparing to launch five residential developments in Dubai during FY27.
The first two projects, positioned in the affordable-luxury segment, are planned for Dubai South. These will be followed by two luxury residential developments in Al Furjan and an ultra-premium project at Dubai Islands.
Together, these developments will give Asset Homes a presence across different segments of Dubai’s residential market while enabling the company to take its experience in Kerala to an international audience.
Partnerships as Platforms for Growth
Strategic partnerships are also helping Asset Homes expand into new categories and development models.
Asset JGT, created in association with JGT Living Spaces from the house of CGH Earth, is focused on hospitality-inspired super-luxury residences. The platform seeks to combine residential ownership with concierge services, housekeeping and the service philosophy associated with premium hospitality.
Asset JGT recently signed a memorandum of understanding with Padma Bhushan awardee and actor Mohanlal to bring his vision for an exceptional residential address to life. Envisaged under the “Curated by Mohanlal” platform, the association will draw on his personal aesthetic, experiences, interests and approach to living to shape a distinctive residential offering.
Another major initiative is a proposed township on a 24-acre site at Kalamassery in Kochi, being developed in partnership with TCM Limited.
Near Infopark in Kakkanad, Asset Homes is developing “Selfie” in association with the Palal Group. The project introduces a hybrid residential model intended to offer buyers the potential for annuity-based income alongside a low-maintenance living experience.
The company is also advancing projects with the Santa Monica Group under a development-management model, with launches planned in Kochi’s central business district and Kakkanad.

Other alliances include senior-living developments with Columbia Pacific Communities, projects with US-based Taurus Investment Holdings and large-scale mixed-use developments with Al Namal Group, also known as VKL Holdings. Together, these partnerships allow Asset Homes to participate in specialised segments while combining its local development capabilities with the expertise of established organisations.
Embedding Sustainability and Technology
Sustainability is increasingly being integrated into the company’s approach to project planning and development.
Projects such as The Leaf, Poetree, Around the Tree and Asset Banyan Court are expected to incorporate energy-efficient systems, solar infrastructure and advanced water-management solutions. These measures form part of a broader effort to reduce the environmental impact of development while creating more resource-efficient residential communities.
Technology is another area of focus. Asset Homes is expanding the use of data-driven planning, AI-enabled customer engagement, digital home-buying journeys and advanced construction-management systems. The objective is to improve operational efficiency, customer convenience and transparency across the development lifecycle.
Extending Growth to Social Impact
The company’s growth strategy also includes a significant social responsibility commitment through Asset Aashiyana.
Under the initiative, Asset Homes plans to provide free homes to 300 homeless families across Kerala over five years. Beneficiaries will be identified in collaboration with local self-government bodies, voluntary organisations and elected representatives.
The programme builds on the company’s stated belief that responsible real estate development must extend beyond commercial projects and contribute to the communities in which it operates.
