Market data reflects the area’s steady growth trajectory. Over the past decade, Punawale has recorded close to 40 percent price appreciation. During the same period, approximately 21,809 residential units were sold against 21,442 units launched, indicating a strong balance between supply and buyer demand. In 2025, the locality emerged as one of the highest-selling residential micro-markets in Pune.
The broader residential market in Pune has also shown sustained momentum. The city has become one of India’s most active and relatively affordable metropolitan housing markets, supported by expanding employment hubs, infrastructure upgrades, and competitive property prices. In 2025, the average residential unit price in Pune was around ₹78 lakh, making it comparatively more accessible than markets such as Hyderabad, Bengaluru, Delhi NCR, and Mumbai.
Within Pune, the Pimpri-Chinchwad corridor has emerged as a major growth zone due to improved civic infrastructure and strong connectivity to IT and manufacturing clusters. Ongoing infrastructure upgrades, including road network improvements and metro connectivity to Hinjewadi, are expected to further support residential demand in surrounding localities.
Connectivity enhancements beyond the city are also expected to influence long-term growth. The Missing Link project on the Mumbai–Pune Expressway is expected to reduce travel time between the two cities, while the under-construction Navi Mumbai International Airport will improve regional connectivity, with travel from Punawale projected to take roughly 90 minutes once completed.
