Chandan Kar: Building More Than Real Estate – Building Trust, Purpose, And A Better Future

In a sector that’s often seen as rigid or slow to change, Chandan Kar brings fresh energy, grounded leadership, and a clear vision for where Indian real estate can—and should—go next.

Chandan Kar

For Chandan Kar, real estate has always been more than just concrete and construction. It’s about creating meaningful spaces, building lasting businesses, and leaving behind something of value—not just for buyers, but for communities and the country at large.

Today, as a Partner at NeoLiv, India’s foremost fund-led real estate developer, Chandan is building a new kind of organization—one that is financially secure, professionally built, and deeply focused on delivering long-term value to all stakeholders.

NeoLiv is all about reshaping the real estate industry by blending deep expertise with strong financial backing. It’s founded by Mohit Malhotra, (ex-MD & CEO of Godrej Properties), and the firm is built by some of the best minds in the industry. With a SEBI approved CAT II fund, investments from UHNI family offices and 360 ONE (Managing USD 65 Bn+ AUM in India), the stage is set for large institution in the making.

What makes NeoLiv stand out is its integrated approach: they’ve got both a fund management side and a development arm. All their projects are secured by SEBI-approved fund, so there’s a solid financial safety net in place. Plus, with over 100 years of combined experience in raising capital, land investments, and executing massive projects, they’re not just talking the talk — they’re walking the walk.

With offices set up in Mumbai and Delhi NeoLiv is focused on premium residential townships in leading markets of MMR, NCR and emerging cities like Lucknow, Indore, Pune, Faridabad.

Growing up in a family closely connected to the real estate world, Chandan was drawn to the field early on. Over the last 18 years, that early curiosity turned into a deep passion and an impressive track record. He’s helped launch 43 residential projects, built three successful real estate brands, and overseen over 59 million sq. ft. of development.

But Chandan’s story is more than numbers. It’s about learning from the ground up, leading with intent, and constantly evolving. His time at industry giants like Godrej Properties, Emaar India, and Experion taught him how to balance vision with execution. At Godrej, he was instrumental in repositioning the brand among India’s top developers. At Emaar, he played a key role in the company’s turnaround in India.

What defines Chandan’s approach is his ability to zoom out and see the big picture—strategy, innovation, product, and market trends—while never losing sight of the people behind every decision.

He often says, “Stop wishing, start doing,” a philosophy that reflects in how he works. He’s not one to chase quick wins. Instead, he’s all about thoughtful, steady progress—with a focus on doing things the right way, not just the fast way.

What really sets Chandan apart is his strong belief in ethical business practices and shared success. He’s a listener, a learner, and a leader who believes in building for the long term—whether it's a brand, a relationship, or a neighbourhood.

Chandan holds a B.Tech in Civil Engineering and a management degree in Strategy and Marketing, a combination that helps him balance technical know-how with business sense. Outside of work, he’s a passionate traveler, always eager to explore new places and perspectives.
