India's real estate sector is largely characterized by legacy organisations or listed corporations.  M3M India stands out as a notable exception. Founded by first-generation entrepreneurs, the company has developed a significant presence in real estate by delivering large-scale projects, contributing to urban infrastructure, and investing in grassroots initiatives. In a short span, it has become one of the largest non-listed real estate developer with a significant presence in India.

Its philanthropic arm, the M3M Foundation, has implemented welfare initiatives across 22 states, three union territories including 85 districts and over 871 villages, reaching more than 4.8 million lives. In states like Haryana, Uttar Pradesh, Delhi, Himachal Pradesh, Bihar, Gujarat, Odisha the Foundation is delivering tangible impact through programs focused on education, skilling, healthcare and sustainable community development. From helping a young girl attend school for the first time to enabling youth with employable skills or supporting farmers with access to clean water, the Foundation’s initiatives underscore a belief in real estate as a catalyst for sustained social progress.

Established in 2019, M3M Foundation was designed as a catalyst for inclusive and sustained development. Built on the principal, that progress is meaningful when it empowers the underprivileged through skill building. Its programs in education, livelihood, healthcare and environmental stewardship are aimed at fostering long term self-reliance.

“At M3M, we believe true development goes beyond buildings, it uplifts communities and empowers futures. The Foundation reflects our unwavering commitment to inclusive, people-first progress”, said, Pankaj Bansal, Director, M3M India.

Guided by the values of equality, empathy, inclusion, teamwork, and trust, the Foundation follows a participatory approach, ensuring communities are not passive recipients, but active contributors to their own development. Its focus is on systemic upliftment that enables individuals to shape their own futures.

Although its programs are diverse, they are aligned with the common goal- empowering marginalized communities. Every program is grounded in addressing immediate needs and supported by measurable action, whether it is through ‘Kartavya’, which addresses humanitarian crises, ‘Saakshar’, which addresses educational inequality, or ‘Kaushal Sambal’, which enhances youth employability. Even its environmental initiatives, such as planting over500,000 trees and promoting the conservation of wildlife, illustrate the holistic progress of development that places people and the environment at the centre.

What sets the M3M Foundation apart is its ability to scale impact without compromising empathy. It operates quickly but thoughtfully—from developing young athletes in underserved areas to providing over 21 million meals during emergencies. Its collaboration with over 40 civil society organizations and government partners enhance its reach and ensures that its work aligns with national priorities and the global Sustainable Development Goals.

The M3M Foundation’s impact is reflected in its support of 600,000 students and the awarding of 1,000 scholarships, yet the quiet dignity it restores often has an even deeper significance. It provides guidance to those facing problems and fosters hope and progress through the transformative power of education.

In a social sector frequently marked by performative gestures and short-term results, the M3M Foundation offers a distinct approach—one that aligns infrastructure with clear purpose and views responsibility as a deliberate commitment rather than a mere obligation.
