Ageing Well With Dignity

As India prepares for a rapidly growing senior population, the next phase of senior living must prioritise quality of life over simply expanding housing and care capacity. Independence, preventive healthcare, social connection and dignity must become central to how India plans for its ageing population.

With life expectancy rising, India is approaching a demographic turning point that will reshape its housing, healthcare and urban infrastructure needs. The country already has approximately 166 million people aged 60 and above, a figure projected to reach 346–347 million by 2050. Yet, organised senior living penetration remains at just 1.5%, highlighting a significant gap between demand and supply.

However, addressing this gap requires more than building additional retirement homes and care beds. The larger challenge is to create integrated, age-friendly communities that enable older people to remain healthy, independent and socially connected. Ultimately, progress must be measured not by infrastructure alone, but by how well people live as they age.

Beyond the Numbers: Rethinking Senior Living

For decades, senior living has been viewed as specialised housing for older people who can no longer live independently or require regular assistance. However, this perception is increasingly outdated for a generation that may spend two or three decades after 60 remaining active, socially engaged and economically independent. “The real opportunity lies in creating communities that enable seniors to lead active, independent and socially connected lives, with the right ecosystem around them,” says Maneesh Mansingka, Joint MD, JK Urbanscapes Developers Ltd.

This calls for a shift from viewing senior living as a destination to recognising it as an enabler of a fulfilling next chapter. Housing must accommodate different stages of ageing, from independent living to rehabilitation, assisted living and specialised care, without requiring residents to leave familiar surroundings as their needs evolve.

Rajagopal G, Chairman, Association of Senior Living India (ASLI), emphasises the need for an integrated ecosystem offering independent living, assisted living, rehabilitation, memory care and home care. “Recognising that ageing experiences differ, successful communities must combine accessible housing, convenient transport, wellness programmes and appropriate medical support to meet diverse needs,” explains Rajagopal.

Designing for Independence, Not Dependency

Quality of life begins with the everyday environment. Homes that become difficult to navigate with age can restrict independence, while thoughtful design helps residents remain comfortable and self-reliant for longer. Universal design must become standard in mainstream housing, rather than remain exclusive to specialised senior communities. Step-free entrances, non-slip flooring, adequate lighting, accessible bathrooms, elevators and emergency-response systems can make everyday living safer and easier.

Equally important is the surrounding neighbourhood. Walkable streets, accessible public spaces, reliable transport, nearby pharmacies, healthcare facilities, grocery stores and recreational areas enable seniors to remain active without excessive dependence on family members or private vehicles.

Dr. Niranjan Hiranandani, chairman, NAREDCO, advocates integrated, age-friendly communities combining accessible homes, healthcare, daily conveniences and recreational spaces. “Quality ageing requires environments supporting independence, dignity and social participation, with preventive healthcare, home care and assisted living,” stresses Dr. Hiranandani.

This has implications for mainstream real estate, as most Indians will continue ageing in conventional homes and neighbourhoods. Harsha Reddy Ponguleti, Founder & Director, Raghava, highlights the opportunity to make mainstream housing adaptable to residents’ changing needs.

Ideally, a development designed for someone aged 45 should remain suitable at 75. Adaptable homes, accessible common areas and flexible support services can enable ageing in place, reducing disruptive relocations later in life.

Making Healthcare Part of the Living Experience

Quality ageing depends on access to healthcare before a crisis occurs. Care beds address immediate medical needs but cannot replace preventive support, rehabilitation, companionship and continuity of care.

India’s senior living ecosystem must integrate health monitoring, wellness programmes, telemedicine, rehabilitation and home healthcare, with assisted living and specialised services available as needs evolve.

Rajagopal further highlights the challenge: an estimated 8.8 million Indians live with dementia, while 12.2% of seniors require supportive or palliative care. Meeting these needs requires trained caregivers, geriatric professionals, reliable services and technology complemented by human support.

The Social Infrastructure of Ageing Well

Physical comfort and healthcare are only part of quality ageing. Social connection, recreation and a sense of purpose are equally important to overall well-being.

Senior living communities must offer more than comfortable homes and medical assistance. They should foster friendships, cultural activities, lifelong learning, exercise, hobbies and meaningful community participation.

Geetanjali Khanna, MD and Founder, Rearco Pvt. Ltd., elaborates, “Thoughtfully designed shared spaces, such as gardens, walking paths, cafés, lounges and multipurpose rooms, play an important role in fostering interaction and preventing social isolation. Amenities like terrace gardens, cafés, meeting lounges and guest rooms give residents opportunities to socialise, connect with their neighbours, and spend quality time with family and friends. Convenient pick-up and drop-off points further enhance everyday mobility, ensuring greater comfort, convenience and ease of living.”

Social infrastructure must therefore be considered essential to housing, rather than merely an amenity enhancing property appeal.

Communities should also encourage intergenerational engagement, enabling older adults to maintain relationships with younger generations, share their experience and remain connected to their neighbourhoods. Ageing should not mean social withdrawal or exclusion.

As Anantharam V. Varayur, Co-Founder, Manasum Senior Living, emphasises, thoughtfully designed environments must promote mobility, connection, recreation and lifelong engagement, helping seniors remain active and independent while accessing appropriate support as their needs evolve.

Making Quality Ageing More Accessible

Affordability remains a key challenge, as senior living must extend beyond affluent households to address India’s diverse ageing needs. The industry should offer varied options, including ownership, rentals, assisted living and home-based care, supported by flexible financing models.

As family structures evolve and children increasingly live elsewhere, reliable local support becomes essential. Opportunities are also expanding beyond metropolitan centres into smaller towns and suburban areas, where access to healthcare, transport, trained professionals and essential services remains critical.

Achieving inclusive, age-friendly living requires collaboration among governments, developers, healthcare providers and communities, alongside retrofitting existing homes and improving public infrastructure.

Measuring Progress in Meaningful Years

India’s ageing opportunity is often measured through unmet demand, development potential and organised senior housing growth. However, these indicators alone cannot define success. The real measure is whether seniors can live safely, independently and meaningfully as their needs evolve, with access to healthcare, social connections, mobility and support without compromising autonomy.

These priorities must shape future investment, design and policy. As Dr. Amit Goenka, Chairman and Managing Director of Nisus Finance, emphasises, the focus must shift towards adding productive, dignified and socially connected years to people’s lives.

Achieving this requires an integrated ecosystem connecting housing, healthcare, mobility, technology, community spaces and care services. While India needs more senior homes and care beds, infrastructure alone cannot ensure well-being.

The larger ambition must be to create environments that enable older people to retain independence, access assistance when necessary and remain active members of society. Ultimately, India’s ageing future should be measured not by how many beds it builds, but by how well people live, with dignity, purpose, connection and choice.
